This Privacy Policy explains how Flika Realty (“Flika,” “we,” “us”) collects, uses, shares, and protects personal information when you use flika.realestate, the Flika mobile app, and related services (together, the “Services”). Flika Realty is a licensed real estate brokerage in South Carolina and Georgia, headquartered in Greenville, South Carolina.
1. Information we collect
Information you give us. Depending on how you use the Services, this may include:
- Account details: name, email address, phone number, password or sign-in credentials, and profile photo.
- Property information: addresses, home details (bedrooms, bathrooms, square footage, year built), and photos you upload for a home valuation or listing analysis.
- Buyer and seller preferences: saved homes, saved searches, showing and offer requests, pre-qualification details you choose to share, and notes you add.
- Agent and partner applications: license number, brokerage history, and other professional details submitted through /join, /agents, or /mortgage-brokers.
- Communications: messages, referral requests, and support inquiries you send us.
Information collected automatically. Device and browser type, IP address, approximate location, pages viewed, referring URLs, and interaction data collected via cookies and similar technologies. We use Vercel Analytics for aggregate, privacy-focused site analytics. In the mobile app, with your permission, we may collect precise device location to show nearby homes and push-notification tokens to deliver alerts.
Information from third parties. Public records, MLS and listing feeds, and mapping data that we combine with your inputs to generate valuations, market insights, and listing content.
2. How we use information
- Provide the Services: home search, instant valuations, agent matching, showings, offers, saved homes, and notifications.
- Operate the brokerage: manage agreements, agent onboarding, transaction coordination, and licensing and compliance obligations in SC and GA.
- Generate AI-assisted content: photos and property details you submit may be processed by AI models to produce valuations, listing descriptions, and property analysis.
- Communicate with you: transactional email, service updates, and — only with your consent — marketing messages.
- Improve, secure, and debug the Services, and prevent fraud and abuse.
- Comply with law, including real estate licensing rules, fair housing obligations, and lawful requests.
3. Calls, texts, and email (TCPA)
If you provide a phone number and agree to be contacted, you consent to receive calls and text messages from Flika Realty and its licensed agents about your inquiry, including messages sent using automated technology. Consent is not a condition of purchase. Message and data rates may apply. Reply STOP to any text to opt out, or HELP for help. You can unsubscribe from marketing email using the link in any message. We do not sell your phone number or share it with third-party marketers.
4. How we share information
We do not sell personal information. We share it only:
- With licensed Flika agents and our broker-in-charge so they can respond to your request or represent you in a transaction.
- With service providers that process data on our behalf: Supabase (database and authentication), Vercel (hosting and analytics), Firebase (mobile authentication and push notifications), Mapbox (maps), Anthropic (AI processing of property details and photos), Resend (transactional email), and Stripe (payments, where applicable). These providers are bound by contract to use data only to provide their services to us.
- With other parties to a transaction (for example, a cooperating brokerage, lender you choose, closing attorney, or inspector) when you ask us to, or as needed to complete a transaction.
- When required by law, regulation, subpoena, or to protect the rights, property, or safety of Flika, our users, or the public.
- In connection with a merger, acquisition, or sale of assets, subject to this Policy.

5. Cookies and analytics
We use essential cookies to keep you signed in and remember preferences, and Vercel Analytics to understand aggregate site usage. We do not use third-party advertising cookies. You can control cookies through your browser settings; disabling essential cookies may break parts of the Services.
6. Data retention
We keep account data for as long as your account is active. Transaction and brokerage records are retained as required by South Carolina and Georgia real estate law (generally at least five years after closing). Photos uploaded for valuations are deleted from our systems within 30 days unless attached to an active listing or transaction. Analytics data is retained in aggregate form.
7. Your rights and choices
You can access, correct, or delete your account information at any time from your profile, or by emailing us. Depending on where you live you may also have the right to request a copy of your data, restrict or object to processing, port your data, or opt out of certain sharing. California residents have rights under the CCPA/CPRA, including the right to know, delete, correct, and to non-discrimination; we do not sell or share personal information for cross-context behavioral advertising. EU and UK residents have rights under the GDPR and UK GDPR. To exercise any right, email spencer@flikah.com. We will verify your identity and respond within the time required by law.
8. Security
We use industry-standard safeguards, including encryption in transit, row-level access controls on our database, and least-privilege access for staff and agents. No system is perfectly secure; please use a strong, unique password and tell us immediately if you suspect unauthorized access.
9. Children
The Services are intended for adults. We do not knowingly collect personal information from anyone under 18. If you believe a minor has provided us information, contact us and we will delete it.
10. Fair housing
Flika Realty complies with the federal Fair Housing Act and state fair housing laws. We do not use personal information to discriminate on the basis of race, color, religion, sex, national origin, familial status, disability, or any other protected class.
11. Changes to this Policy
We may update this Policy from time to time. We will post the new version here with an updated date and, for material changes, notify you by email or in-app notice.
